Domestic Energy Performance Certificates (EPCs)
Everyone is now aware of the very real risks posed to our planet from Global Warming. But did you know that domestic properties account for nearly one third of the UK's Carbon Dioxide (CO2) emissions.

Unfortunately, as our demand for energy is rising, so are energy prices.
 
In an effort to improve the energy efficiency of the UK's housing stock and to comply with European legislation; as of December 14th 2007 it is a legal requirement for anyone selling a domestic property on the open market to have an Energy Performance Certificate (EPC) carried out on their property. An EPC on a property which has been marketed for sale (not rental) is valid for 3 years.

As of October 1st 2008, all rental properties also require an EPC, but only on a change of tenant. An EPC is not needed in the case of an existing tenant who renews their contract. A rental EPC is valid for 10 years.

The EPC will provide you with an energy rating for your property; together with an environmental impact rating. The report will also recommend energy saving improvements.
